Yesterday, I was just sharing with you tips on doing financial calculations to assess how much cash and CPF you will need to set aside for your property purchase.
I also mentioned how the median prices of suburban condos are around S$1 million.
Well, today I attended a briefing for VA Residences located at Boon Teck Road in Balestier where unit prices start from around S$800,000 or from S$1,500 per sq ft.
That is considered a steal as Boon Teck Road is located in the Outside Central Region (OCR) in District 12 and is a freehold development by Wang Yang Development Pte Ltd.
VA Residences comprises 52 two-bedroom units in one block of fifteen storeys.
Affordable quantum price, great location and rental yield
The key selling points of VA Residences include being just 8 minutes walk to Toa Payoh MRT Station, 3.3 m high ceiling with the possibility to do a SOHO loft concept, no bay windows and planter boxes and 3 minutes to Zhongsan Park.
In addition, Balestier, like Geylang, has a high rental yield of about 5 per cent.
There are many liveable units that are available below the S$1 million mark.
So if you were doing your financial calculations yesterday based on my blog post yesterday, you now have to recalculate as you can invest in units here for less than that amount.
In fact, this is a ‘happy problem’.
Many amenities and good schools nearby
There are many amenities surrounding VA Residences.
Food enthusiasts can savour the famous Boon Tong Kee outlet, chicken rice restaurant, 24 hour Balestier food court and the many durian stalls nearby.
Shopping and other modern conveniences can be found nearby at Balestier Plaza and Shaw Plaza where you can find McDonald’s, cinemas, lighting and furniture shops.
Parents will be pleased to know that VA Residences is surrounded by many good schools nearby such as Balestier Hill Primary & Secondary, CHIJ Primary (Toa Payoh), SJI International School, St. Andrew’s Junior School, St. Andrew’s Village, Queen Margaret University Campus, EASB East Asia Institute of Management, Global Indian International School, Curtin University Singapore.
